You have a house you want to sell but it needs some repairs, what should you do? In my experience you 1) need to define what ” some repairs are exactly”. 2) Understand the depths of a MLS listing home inspection repairs request and the very limited time line to complete that. 3) Realize that the majority of listing realtors do not care to deal with a house that needs repairs unless it’s priced very,very favorably for a quick no hassle sale. 4) Understand all that you will pay as a seller on an MLS listing, your time involved and the turn around time of all this.
Where to draw the line? The question is this – is it a “cosmetic rehab” or greater ? If it is a cosmetic rehab are you in a position to be an acting general contractor on said house and get this work done?
A cosmetic rehab is – painting walls, ceilings & cabinets, updating countertops, update flooring, installing new hardware, upgrade lighting, landscaping, refinishing original wood floors.
It is not renovations beyond that examples – replace kitchens, baths, roof, windows, siding, hvac, decks etc. etc.
If it’s not a cosmetic rehab and/or your not in a position to act as general contractor the home inspection repairs, commissions, closing costs of listing with a realtor, will likely make you wish you sold it direct to a company like mine, Mission Va LLC as is, cash, closing costs paid,close quick and walked away. Because at best your net would be similar and likely less.
